1. Traffic Count: Does the Road Support the Format?
Traffic count is one of the first filters. A car wash depends on customer capture — if not enough vehicles pass the site, the business has to work much harder to generate volume. The mistake is forcing the wrong format onto the wrong road.

2. Visibility: Can Drivers See It Before They Pass It?
A high-traffic road isn’t enough. Drivers need to see the wash — and read the entrance — before they’ve already passed the driveway.
Strong visibility:

3. Ingress and Egress: Can Customers Enter Without Thinking?
Car washes are convenience businesses. If the site is hard to enter, many customers won’t bother — especially for an impulse wash. A driver who sees the entrance and can pull in without stress is far more likely to wash than one who needs to make a difficult left across traffic.
Poor ingress also creates operational problems for high-volume express tunnels: if vehicles can’t enter quickly, the site can’t process the volume the equipment is designed for.

6. Utilities: The Most Expensive Surprise
Utilities are where “cheap land” often becomes expensive land. A car wash needs substantially more infrastructure than a standard commercial user — water, sewer, electrical, and drainage all carry site-specific cost risk.

Early in my career, a parcel looked good on paper — good frontage, commercial zoning, reasonable price. Then we started checking utility access. The estimate to bring infrastructure in was in the six-figure range. That changed how I look at land. Don’t just ask whether water and sewer are “available.” Ask whether they can support the specific car wash type you plan to build. The questions below should go to the water authority and/or engineering firm during due diligence.

11. Competition: Is There White Space in the Trade Area?
A car wash site doesn’t exist in isolation. You need to understand nearby supply — not just what exists today, but what is permitted or under construction.

14. Soil, Slope & Topography
Flat land is easier and cheaper to develop. Sloped parcels may add retaining walls, additional grading, fill import/export, and more complicated drainage. Poor soils can require over-excavation, engineered fill, or thicker slabs. A geotechnical report is worth the cost on any serious candidate site — slab performance and drainage slopes matter too much for a car wash to skip it.

Cold markets may need heated mechanical rooms, freeze protection, snow storage, frost-depth foundations, and more durable paving.
