1. Traffic Count: Does the Road Support the Format?

Traffic count is one of the first filters. A car wash depends on customer capture — if not enough vehicles pass the site, the business has to work much harder to generate volume. The mistake is forcing the wrong format onto the wrong road.

2. Visibility: Can Drivers See It Before They Pass It?

A high-traffic road isn’t enough. Drivers need to see the wash — and read the entrance — before they’ve already passed the driveway.

Strong visibility:

  • Clear view from the main road
  • Signage visible before the turn decision
  • No major obstructions (buildings, berms, trees)
  • Good frontage on the primary road

Weak visibility:

  • Parcel hidden behind another business
  • Set too far back from the road
  • Drivers only notice it after they pass the entrance

3. Ingress and Egress: Can Customers Enter Without Thinking?

Car washes are convenience businesses. If the site is hard to enter, many customers won’t bother — especially for an impulse wash. A driver who sees the entrance and can pull in without stress is far more likely to wash than one who needs to make a difficult left across traffic.

4 & 5. Lot Shape and Stacking Depth

Acreage alone can be misleading. A 1.2-acre parcel may work beautifully for an express tunnel if it’s deep, rectangular, and has clean access. A 1.8-acre parcel may fail if it’s oddly shaped, shallow, sloped, or blocked by easements.

A Pattern Worth Noting

7. Water and Sewer: Verify Capacity, Not Just Availability

Don’t just ask whether water and sewer are “available.” Ask whether they can support the specific car wash type you plan to build. The questions below should go to the water authority and/or engineering firm during due diligence.

What water pressure is available at the lot line?
Is a larger meter size required?
Are connection fees based on expected usage?
Is sewer capacity available and confirmed?

8. Electrical Capacity: Do Not Assume Standard Service

10. Stormwater: Where Will the Water Go?

A car wash site doesn’t exist in isolation. You need to understand nearby supply — not just what exists today, but what is permitted or under construction.

12. Demographics: Who Lives and Drives Nearby?

The right customer profile depends on the format. Both rural self-serve and suburban express tunnel can work — they just support different businesses.

Potentially difficult: residential subdivisions, schools, medical offices, churches — these create noise/lighting complaint risk and can complicate conditional use approval. The main concerns are vacuums, dryers, lighting, and queuing.

14. Soil, Slope & Topography

Flat land is easier and cheaper to develop. Sloped parcels may add retaining walls, additional grading, fill import/export, and more complicated drainage. Poor soils can require over-excavation, engineered fill, or thicker slabs. A geotechnical report is worth the cost on any serious candidate site — slab performance and drainage slopes matter too much for a car wash to skip it.

15. Climate

Cold markets may need heated mechanical rooms, freeze protection, snow storage, frost-depth foundations, and more durable paving.
